This two-hour workshop will introduce board members to how affordable housing is financed in Massachusetts, and focus on the issues and decisions of particular importance to board members of nonprofit developers. The webinar aims to equip board members with the knowledge they need to engage productively in their boards’ discussions of the affordable housing development projects their organizations are undertaking.
In this session, Laurie Gould will cover the major sources of financing for affordable housing, including mortgage debt, federal and state Low-Income Housing Tax Credits, and state and municipal “soft” funds. We will address how organizations cover their costs and earn money from projects (both in the development phase and during operations). The webinar will explore the cash flow timing typical of the development process, focusing on the risks to the organization at each stage: predevelopment, construction, lease-up, and operations. We will explore sponsor risks and responsibilities connected with project financing, including predevelopment outlays, guarantees, and long-term asset management.
